Why Do Builders and Property Managers Keep Calling Us Back?
Most of our commercial work comes from people who have already used us. General contractors, developers, and property managers across the Merrimack Valley and the Seacoast put us on the same buildings year after year. That is a harder audience than a homeowner. They know what a bad flashing detail costs eighteen months later.
The crew that shows up is the crew we send every time. Same foremen, same standards, same phone number since 1976. If your tenant calls you at 6 a.m. about water on the sales floor, you get a person, not a ticket number.
Which Commercial Roofing System Is Right for Your Building?
Most commercial buildings in this region end up on one of three systems. The right one depends on the deck, the slope, how the roof drains, what is already up there, and how long you plan to hold the building. Here is the plain-English version of each.
TPO Membrane Roofing
A white thermoplastic single-ply membrane with heat-welded seams. The reflective surface bounces summer sun back off the building instead of holding it, which usually shows up on the cooling bill.
- Flat and low-slope roofs
- Heat-welded seams, no adhesive at the laps
- Common on retail, office, and warehouse decks
- Reflective white surface
EPDM Rubber Roofing
Black synthetic rubber membrane, the workhorse of New England flat roofs. It handles the freeze and thaw cycle we get from December through March, and a repair on it is straightforward decades in.
- Carlisle certified installation
- Holds up through freeze and thaw
- Simple to patch and repair later
- Fully adhered or mechanically fastened
Commercial Metal Roofing
For pitched commercial buildings, storage structures, and additions where the roof is visible from the street. Long service life, sheds snow well, and pairs with the metal trim and gutter work we already do in-house.
- Pitched and steep-slope commercial roofs
- Sheds snow load
- Coordinated metal trim and flashing
- Gutters handled by the same crew
Can You Re-Roof a Building That Stays Open?
Yes, and most of ours are. Tenants keep trading, the office keeps working, the loading dock keeps running. That is the normal condition on a commercial job, so we plan the sequence around it before anything comes off the roof.
- Sectioned tear-offWe open what we can dry in the same day. No open deck sitting overnight waiting on weather.
- Entrances and parking stay usableStaging, dumpster, and lift placement get worked out with you first, not decided in the parking lot on day one.
- Site cleaned dailyDebris and fasteners get picked up at the end of each day, not at the end of the job. Ask the developers we work for about that one.
- One crew for the whole envelopeRoof, gutters, and siding in the same mobilization when the building needs all three.
How Does Merrimack Valley Roofing Quote a Commercial Roof?
No two commercial roofs price the same way. Square footage is only the starting point. Deck condition, how many layers are already up there, insulation, drains and scuppers, curbs, penetrations, parapet detail, and how we get material onto the roof all move the number.
You Call
Tell us the building, the address, and what is going on up there. Leak, end of service life, or a property you are about to buy.
We Get on the Roof
A foreman walks it in person. Cores or test cuts where the deck is a question mark. Photos of what we find.
Written Scope
An itemized written estimate covering system, insulation, flashings, drainage, and warranty. You get it before anything is ordered.
Scheduled Around You
We set the dates against your operating hours and tenant schedule, then hold them.
We do not publish commercial prices online. The only number worth anything is the one written down after a foreman has walked your roof and looked under it. That walk is free, and so is the written estimate.
Do You Handle Commercial Roof Snow and Ice Dam Removal?
We do, across all three states. Flat commercial roofs are the ones that get people in February. Snow piles up, the drains freeze, and a foot of wet snow gets a lot heavier than the number your engineer put on paper.
We clear commercial roof snow and take ice dams off with steam rather than chisels and hammers, so the membrane underneath survives the process. If you manage a property with a flat roof, get on a list before the first storm instead of calling during it. See the full ice and snow removal service.

Homeowners rate a roofer once. Builders and developers rate us on the twentieth job. These are from people whose own reputation was riding on the work.
Used them over 20 times.
"Merrimack Valley roofing has help me out on many occasions. I have worked with Barry and with Daniel both lead great teams and offer professional commercial and residential work. Our job sites were left clean and they were overly efficient and I have never had a problem with any of their work. As a developer on the Seacoast I completely trust this company, have used over 20 times and will hopefully work with them many more."
Always shows up on time.
"I've used Merrimack roofing on several high end roof finishes. Always shows up on time. Below market pricing. And comes back when need. And as a builder who has several crews and several projects. I know what I'm talking about. They even clean up after themselves. Would highly recommend."
Called yesterday. Fixed today.
"We have used Merrimack Valley Roofing a number of times now (most recently to repair wind damage), and they have been rock solid every time. They are responsive, do quality work quickly, and at a fair price. For this repair I called them yesterday, and my roof is fixed literally less than 24 hours later. Thank you MVR!"
Manufacturer-Backed Lifetime Guarantee on Every Commercial Installation

Commercial Roofing FAQs
Straight answers in plain English. If your question is not here, call (978) 662-7079 and you will get an answer on the phone.
What is the difference between TPO and EPDM commercial roofing?
TPO, short for thermoplastic polyolefin, is a white single-ply membrane with heat-welded seams. The white surface reflects sunlight instead of absorbing it, so buildings with big cooling loads often run cheaper in summer on TPO.
EPDM, short for ethylene propylene diene monomer, is a black synthetic rubber membrane. It takes the New England freeze and thaw cycle well and stays easy to patch decades after installation. We are a Carlisle certified installer for EPDM and flat roof systems.
Which one fits comes down to your deck, your drainage, your energy costs, and how long you plan to own the building. A foreman will walk both options with you on the estimate.
Do you handle commercial roof snow and ice dam removal in NH and MA?
Yes. We clear snow off commercial roofs and remove ice dams across Southern New Hampshire, Northeast Massachusetts, and Maine. Heavy wet snow on a flat roof puts real load on the structure, and blocked drains send that water inside instead of off the building.
We use steam on ice dams rather than chipping at them, so the membrane underneath does not get damaged in the process. Property managers with flat roofs are better off arranging coverage before the first storm than calling during one. Full details on the ice and snow removal page.
How long does a commercial roof replacement take?
It depends on the square footage, how many layers have to come off, the condition of the deck underneath, the system going on, and how much curb and penetration detail is up there. A single-tenant retail box and a multi-building condominium property are not the same job.
Once a foreman has walked the roof, you get a schedule with real dates in the written estimate, sequenced around your operating hours. We would rather give you an accurate schedule after seeing the roof than a guess before.
Can my business stay open during a commercial roof replacement?
In most cases yes. We tear off in sections and dry in what we open the same day, so there is no exposed deck waiting overnight on the weather. Staging, dumpster placement, and lift access get planned with you before the first day so entrances and parking stay usable.
Debris and fasteners get picked up daily. On occupied buildings that matters more than almost anything else we do.
Does my flat roof need replacement or can it be repaired?
A membrane with isolated punctures, failed seams in one area, or bad flashing at a single curb is usually a repair. Widespread blistering, saturated insulation, ponding that never drains, or a deck that has gone soft points toward replacement.
The way to know is a physical inspection with test cuts where the deck is questionable. We climb up, look under it, and tell you what we find with photos. If a repair buys you several more good years, we will say so.
What kinds of commercial buildings do you roof?
Offices, retail, condominium and multi-family properties, warehouses, and industrial buildings. A lot of our work comes through general contractors, developers, and property managers who put us on multiple properties.
We also handle the rest of the building envelope, including commercial gutter systems and siding, so one crew can cover it in a single mobilization. Single-family work runs through our residential roofing side.
What warranty comes with a commercial roof?
Every roof we install carries a manufacturer-backed lifetime guarantee, plus our own 14-year materials and service warranty on top of it. We hold manufacturer certifications including Carlisle for commercial EPDM and flat roof systems and GAF Master Elite, which is what makes those manufacturer-backed guarantees available in the first place.
If something needs attention later, you call the same number you called the first time.
Do you offer emergency commercial roof repair?
Yes, 24/7. Active leaks, storm damage, and wind-lifted membrane get same-day attention in most cases. Call (978) 662-7079 and you will reach a person rather than an answering service queue.
For a leak that is already inside the building, get us on the phone before you call anyone else. Every hour that water runs costs more than the roof repair will.
